Rental increases depends on the terms of your lease. However, landlords can increase rent and the determination of such increase is based on the lawful rental increase guidelines.
At Key Grounds, we have a couple convenient options for Tenants to make prompt rental payments, during lease signing we will provide our methods to submit prompt rental payments.
The amount of security deposit collected is equal to one months rent.

Handling emergency situations in a rental property is crucial for ensuring the safety and well-being of tenants. It’s important for both tenants and landlords to understand how to manage such situations properly.

Know your emergency contacts: During lease commencement a Key Grounds Leasing Expert will ensure you receive a welcome package with all the emergency contact information and procedures to ensure you are prepared.

Fire Department & Emergency Services: Always keep emergency services (fire, police, medical) numbers handy.

The changes you can make to a rental property generally depend on the terms set in your lease agreement. Generally Cosmetic Changes, such as painting, is allowed as long as the property is restored to its original states.

All Tenants must reach out to Key Grounds Team prior to any changes, no matter how big or small the change may be, tenants must check with management to ensure they are in lease compliance.

Tenants are provided steps in the welcome package regarding maintenance requests. At Key Grounds we`ve set up an efficient process to track any maintenance issues logged by tenants. When an issue arises, tenants must submit a maintenance ticket, a member of our maintenance team will follow up on the ticket and our staff will track the progress to ensure the ticket has been completed.
Tenants are provided with all contact information at lease signing, tenants are to reach out via email or phone for any issues. At Key Grounds we`ve implemented several ways tenants can reach out to us, our process ensures every tenant issue and message is received and handled promptly.
Generally lease terms are 12 months long, however in some situations they may vary either shorter or longer in length.

Subletting may be permitted, tenants must contact Key Grounds Property Management in writing to obtain written approval prior to subletting.
